How to Find the Genuine Price of a Property?

Buying a property is one of the biggest financial decisions you can make. Whether you are purchasing a plot, flat, villa or independent house, one question is always important:

So, before booking a property, it is important to understand how to evaluate its genuine market price.

Finding the genuine price of a property requires more than simply comparing the seller’s quoted price. Start by checking the current market rates of similar properties in the same location, considering factors such as plot size, location, road width, development level, connectivity and applicable legal or RERA status. Two properties with the same per-square-foot or per-gaj rate may have different values because of factors such as location, road frontage, facing, corner position, construction quality, amenities and overall development.

It is also important to understand the difference between government/registration value and market value. While checking the price, consider applicable stamp duty, registration charges and other transaction costs. Location plays a major role, so evaluate proximity to highways, public transport, schools, hospitals, markets, employment hubs and upcoming infrastructure.

For properties in residential projects, verify the actual development and facilities being offered, including internal roads, electricity, water supply, street lighting, green areas and other promised infrastructure. Equally important is legal verification. Check ownership documents, applicable approvals, RERA details where applicable, approved layouts, encumbrance-related records and dues.

Finally, remember that the seller’s asking price is not necessarily the final price. Consider market demand, property condition, payment terms and comparable transactions. Calculate your total acquisition cost, including applicable charges, rather than focusing only on the advertised price.

The key is simple: compare the market, evaluate the location, verify the property and calculate the complete cost before making your decision.
